They&amp;rsquo;ve ponied up with cash incentives at closing for homeowners who pursue a short sale. And they&amp;rsquo;re proactively reaching out to CDPE agents and putting them in touch with delinquent borrowers. &lt;/font&gt;&lt;/font&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;font size="3"&gt;&lt;font face="Calibri"&gt;This is big news and the media has not really caught onto it yet. In a recent survey by the National Association of Home Builders, three out of four Americans believe that homeownership is the best long-term investment and is worth the risk. Some 95 percent say they are happy with the decision to own a home. &lt;/span&gt;&lt;/p&gt;&lt;p class="Default" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Calibri','sans-serif';font-size:14pt;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;&lt;p class="Default" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Calibri','sans-serif';font-size:14pt;"&gt;That sentiment is also strong among homeowners who are underwater on their mortgages. Nearly two-thirds (65 percent) believe owning a home is worth the risk of the ups and downs of the housing market, and 83 percent of say they are happy with their decision to own a home. &lt;/span&gt;&lt;/p&gt;&lt;p class="Default" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Calibri','sans-serif';font-size:14pt;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="line-height:115%;font-size:14pt;"&gt;&lt;font face="Calibri"&gt;Four out of five homeowners overall (80 percent) say they would advise a friend or family member to buy a home, while slightly fewer (78 percent) underwater homeowners would do the same. But according to Trulia.com, there is still time to sell. &lt;/p&gt;&lt;p&gt;Typically, many buyers are eager to move and get settled in before the school year and holidays begin but that doesn&amp;#39;t mean you should be discouraged. While the spring is considered a peak selling period, I recall looking for a home in the winter months and successfully closing just after the New Year. However, I am on the west coast and location does make a difference. Looking for homes in California doesn&amp;#39;t require driving around on icy roads, trudging through snow-covered walkways or stormy weather. Even if you&amp;#39;re not in more mild climates, there is still time to sell your home. &lt;/p&gt;&lt;p&gt;In fact, there are some key factors that may help sell your home. First remember that the number of buyers may be reduced as we head closer to the holidays. Many people simply don&amp;#39;t want to juggle the holiday rush and house hunting. &lt;/p&gt;&lt;p&gt;On the other hand, there will be some serious buyers looking for a very nice holiday gift for themselves. If they&amp;#39;re out shopping in dreary weather or nearing the holidays, it could be because they&amp;#39;re extremely serious about making a purchase before the end of the year. With this in mind, be sure to make the most of every showing. Don&amp;#39;t let things slide with the upkeep of your home because you are juggling selling a home, working, or taking care of the kids. Selling your home in the fourth quarter must be a priority and the closer to the beginning of the quarter the better. &lt;/p&gt;&lt;p&gt;When considering how long to keep your home listed through the holidays, experts suggest looking at the rates of sales activity in your market. Some areas can be pretty bleak, but that doesn&amp;#39;t necessarily mean there&amp;#39;s no chance of selling. Remember, that some people may even have tax reasons and need to purchase before the end of the year. &lt;/p&gt;&lt;p&gt;Expert staging of your home will suit you well. This is a time of year when homeowners bring out a lot of stuff that may be very appealing to them&amp;ndash;pumpkins, turkeys, holiday and religious ornaments&amp;ndash;but those things don&amp;#39;t always impress buyers. In fact, they can annoy them and make the house seem cluttered. This is not to say you can&amp;#39;t have some nice seasonally appropriate decor. However, the fourth-quarter sale requires a good strategy like using an expert stager. If there are a a reduced number of buyers seeing your home, make the most of each showing by having a spectacularly staged and clutter-free house to show off. Staging provides a competitive advantage. &lt;/p&gt;&lt;p&gt;Another reason this fourth quarter may see more buyers is that interest rates remain historically low. The potential threat of a rise in mortgage rates could have more buyers eager to lock into an excellent rate, even if it means a move during the holidays. &lt;/p&gt;&lt;/font&gt;&lt;p&gt;&lt;font face="Arial, Helvetica" size="3"&gt;However, you can also negotiate the sale and make arrangements so that you can still stay in your home for the holidays and make the move after the first of the year. Another effect of the holidays, buyers tend to be more emotional and may spend more during this time of year. Stains happen. Homeowners everywhere wish there was a good way to remove these marks. &lt;/p&gt;&lt;p&gt;Your wish has been granted! Use this simple cheat sheet to help remove stains from your favorite household gear. &lt;/p&gt;&lt;p&gt;Everyone&amp;#39;s coordination is a little off in the morning. So, there you have it: coffee stained carpet. The first rule of any stain is to act fast! The quicker you&amp;#39;re able to blot (not rub) up the spill the less likely a stain will set in. &lt;/p&gt;&lt;p&gt;Now, mix 1 tsp of clear dish soap with warm water. Use a small amount at a time and work this mixture into the carpet fibers. Next, blot with a plain white paper towel or clean rag. Avoid using any cloth or soap that is dyed, as these could run. &lt;/p&gt;&lt;p&gt;As a final step you want something that will &amp;quot;strip&amp;quot; the stubborn coffee from the fibers. Vinegar is a miracle worker. Apply a mixture of 1 part vinegar 2 part water to the spot. Repeat the same blotting process as before. &lt;/p&gt;&lt;p&gt;Red wine is another common stain on carpet, though it&amp;#39;s spills come from an entirely different lack of coordination. Blot up as much of the liquid as possible. Next, pour on clean water and continue to blot. The more wine you absorb onto your rag the better! &lt;/p&gt;&lt;p&gt;The cure for this stain type is baking soda. Mix 3 parts soda to 1 part water, forming a thick paste. Scrub this into your stain, allow to dry slightly, and then vacuum. &lt;/p&gt;&lt;p&gt;Now, how about that stained tile grout? We are a grubby species. Dirt seems to jump off of our shoes and onto clean surfaces. &lt;/p&gt;&lt;p&gt;The first line of attack is good old-fashioned scrubbing. Mix Pine-Sol with water and use a scrub brush to clean off surface level dirt. Once you&amp;#39;re done, use a clean rag to wipe away any excess water before dirt particles have a chance to resettle on the grout. &lt;/p&gt;&lt;p&gt;If you have white grout, consider using bleach to make your grout shine! Clorox has a great product, called their &lt;a href="http://www.clorox.com/products/clorox-bleach-pen/" target="_blank"&gt;Clorox Bleach Pen&lt;/a&gt;, which gives you &amp;quot;precision control&amp;quot; and is great to use on wall tile. &lt;/p&gt;&lt;p&gt;Nobody wants to talk about the next stain. The awful odor of cat urine can permeate floors and carpets for years to come. First, act fast. Many times you can blot up cat pee before it has time to soak in. &lt;/p&gt;&lt;p&gt;If the item, such as a blanket or pillow, is washable, the only thing that works is color safe bleach detergent, such as Clorox 2. Pretreat to spot with the detergent and then wash. Regular detergent is useless against cat urine smells. &lt;/p&gt;&lt;p&gt;For older, stubborn stains you may need to mix baking soda with hydrogen peroxide, forming a paste. Scrub this into your carpet fibers, allow to dry, and then vacuum. &lt;/p&gt;&lt;p&gt;To prevent remarking, mix a bottle of water and essential lemon oil and spray on areas that are favorite &amp;quot;spots.&amp;quot; &lt;/p&gt;&lt;p&gt;&lt;font face="Arial, Helvetica" size="3"&gt;The bottom line of stains is that bleach, vinegar, baking soda, and water are miracle workers. A home that sits next to a refinery, crime-ridden neighborhood, or busy street is less desirable than one that backs up to green space. Liveability:&lt;/strong&gt; This is fast becoming a hot button word in real estate. Buyers today are looking for neighborhoods that deliver amenities such as golf parks, restaurants, theaters. They want good schools, walkable neighborhoods, and plenty of things to keep them entertained. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;4. Condition:&lt;/strong&gt; There is a certain segment of the market that is made up of renovators, flippers, and investors. You won&amp;#39;t find as many people these days eager to buy your run-down property that is in a good location. They simply can&amp;#39;t sell the property fast enough before monthly mortgage payments begin eating up their profit. Homes that are well-maintained or in move-in ready condition appeal to a broader range of buyers. Even simple fixes, such as new paint, cleaned carpets, or power-washed decks, can have an effect. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;5. Competitive Advantage:&lt;/strong&gt; Don&amp;#39;t make the mistake of assuming that you&amp;#39;re in this race alone. Past area sales, as well as current listings and foreclosures, are your direct competition. You must take these into consideration when settling on a list price for your home. Kitchens:&lt;/strong&gt; A kitchen sells a house. It is where families gather and connect. And that&amp;#39;s a good thing because a lot of people find themselves in the position of needing to sell and buy all at once. &lt;p&gt;If you&amp;#39;re in this situation then you know that timing and money are two critical issues. What you do or don&amp;#39;t do, can affect whether you have a successful sale and purchase of your next home. &lt;/p&gt;&lt;p&gt;Here are some important tips to expediting and effectively navigating the sell and buy process. &lt;/p&gt;&lt;p&gt;Collaboration. The real estate process is about collaboration and teamwork. When you begin the process, experts advise that you use a notebook to record your timeline of important dates such as when you absolutely must be relocated. For instance, if you&amp;#39;re moving to another city for a job, when are you starting? When do you have to have the kids in school, etc? In this notebook, jot down details of conversations with experts and any transactions. Also, use the notebook to write down your questions that you have for your team of experts so that you&amp;#39;re certain to get the answers you need. &lt;/p&gt;&lt;p&gt;Meet with your team which likely includes a real estate agent, lawyer, lender, inspector, appraiser, and advise them of your needs and time frame. &lt;/p&gt;&lt;p&gt;First things first&amp;ndash;must sell that home. Many homeowners need the money from their homes in order to purchase their next one. With that in mind, be proactive. Get a home inspection so that you can find out any potential issues that will slow the sale process. Then repair or adjust your asking price before you list your home for sale. &lt;/p&gt;&lt;p&gt;Get your home on the market as soon as possible. Delaying listing your home will result in a shorter time-frame to get it sold. &lt;/p&gt;&lt;p&gt;When it comes time to sell, if you&amp;#39;re not ready to move in to your next home, work with your agent to arrange a long close or a rent-back option. This will help to avoid the hassle of an interim move. &lt;/p&gt;&lt;p&gt;It&amp;#39;s not always all about the price. When you&amp;#39;re in a situation that has some very particular time constraints, you might find that it&amp;#39;s not always all about the price. Prepare for the best possible offer by screening your potential buyers, make sure they&amp;#39;re pre-approved &amp;ldquo;within five to 10 days of accepting their offer,&amp;rdquo; writes Lendingtree.com. &lt;/p&gt;&lt;p&gt;Sometimes a slightly lower offer may be the one that offers greater flexibility and just what you need when it comes to the closing schedule. &lt;/p&gt;&lt;p&gt;Get your buyer of your old home and the seller of your new one on the same page. Put in writing the specific window of dates. Lendingtree.com suggests, &amp;ldquo;negotiate financial penalties to encourage both stick to those dates.&amp;rdquo; &lt;/p&gt;&lt;p&gt;Know your price point. This is really important regardless of whether you&amp;#39;re selling a home in order to buy another one. However, when you&amp;#39;re in a time crunch, it&amp;#39;s even more critical to know and shop for the home that&amp;#39;s in your price range. And, of course, just like you&amp;#39;re asking for with your buyers&amp;ndash;get pre-approved. &lt;/p&gt;&lt;p&gt;Get an inspection and make sure the new home can be insured. &lt;/p&gt;&lt;p&gt;Having a buyers notebook where you can record all of your notes on your home search and jot down questions is an excellent tool to have handy when choosing which home you want to make an offer on. &lt;/p&gt;&lt;p&gt;Ultimately, selling and buying a home is a lot to handle but it can be a smooth transition. Be clear about your time frame, new home purchase price, and any other details that are specific to your needs. The steel entry door replacement remained the project that returned the most money, with an estimated 102.1 percent of cost recouped upon resale; it is also the only project in this year&amp;rsquo;s report that is expected to return more than the cost. The midrange garage door replacement, a new addition to the report this year, is expected to recoup 83.9 percent of costs. Both projects are small investments that cost little more than $1,200 each, on average. REALTORS&amp;reg; identified these two replacements as projects that can significantly improve a home&amp;rsquo;s curb appeal. &lt;/p&gt;&lt;p&gt;&amp;quot;Curb appeal remains king &amp;ndash; it&amp;rsquo;s the first thing potential buyers notice when looking for a home, and it also demonstrates pride of ownership,&amp;quot; said Phipps. &lt;/p&gt;&lt;p&gt;The 2010-11Remodeling Cost vs. Value Report compares construction costs with resale values for 35 midrange and upscale remodeling projects comprising additions, remodels and replacements in 80 markets across the country. Data are grouped in nine U.S. regions, following the divisions established by the U.S. Census Bureau. This is the 13th consecutive year that the report, which is produced by Remodeling magazine publisher Hanley Wood, LLC, was completed in cooperation with REALTOR&amp;reg; Magazine. &lt;/p&gt;&lt;p&gt;REALTORS&amp;reg; provided their insight into local markets and buyer home preferences within those markets. Overall, REALTORS&amp;reg; estimated that home owners would recoup an average of 60 percent of their investment in 35 different improvement projects, down from an average of 63.8 percent last year. Remodeling projects, particularly higher cost upscale projects, have been losing resale value in recent years because of weak economic conditions. &lt;/p&gt;&lt;p&gt;According to the report, replacement projects usually outperform remodel and addition projects in resale value because they are among the least expensive and contribute to curb appeal. Various types of siding and window replacement projects were expected to return more than 70 percent of costs. Upscale fiber-cement siding replacement was judged by REALTORS&amp;reg; the most cost effective among siding projects, recouping 80 percent of costs. Among the window replacement projects covered, upscale vinyl window replacements were expected to recoup the most, 72.6 percent upon resale. Another exterior project, a wood deck addition, tied with a minor kitchen remodel for the fourth most profitable project recouping an estimated 72.8 percent of costs. &lt;/p&gt;&lt;p&gt;The top interior projects for resale value included an attic bedroom and a basement remodel. Both add living space without extending the footprint of the house. An attic bedroom addition costs more than $51,000 and recoups an estimated 72.2 percent nationally upon resale; a basement remodel costs more than $64,000 and recoups an estimated 70 percent. Improvement projects that are expected to return the least are a midrange home office remodel, recouping an estimated 45.8 percent; a backup power generator, recouping 48.5 percent; and a sunroom addition, recouping 48.6 percent of costs. &lt;/p&gt;&lt;p&gt;Although most regions followed the national trends, the regions that consistently were estimated to return a higher percentage of remodeling costs upon resale were the Pacific region of Alaska, California, Hawaii, Oregon and Washington; the West South Central region of Arkansas, Louisiana, Oklahoma, and Texas; the East South Central region of Alabama, Kentucky, Mississippi and Tennessee; and the South Atlantic region of the District of Columbia, Florida, Georgia, Maryland, North Carolina, South Carolina, Virginia and West Virginia. &lt;/p&gt;&lt;p&gt;The regions where REALTORS&amp;reg; generally reported the lowest percentage of costs recouped were New England (Connecticut, Massachusetts, Maine, New Hampshire, Rhode Island, and Vermont), East North Central (Illinois, Indiana, Michigan, Ohio and Wisconsin), West North Central (Iowa, Kansas, Minnesota, Missouri, Nebraska, North Dakota and South Dakota), and Middle Atlantic (New York and Pennsylvania). &lt;/p&gt;&lt;p&gt;&amp;quot;It&amp;rsquo;s important to remember that the resale value of a particular improvement project depends on several factors,&amp;quot; said Phipps. &amp;quot;Things such as the home&amp;rsquo;s overall condition, availability and condition of surrounding properties, location and the regional economic climate contribute to an estimated resale value. And that could be the last thing you need before the holiday spirit is broken. &lt;p&gt;It is understandable why you would be tempted to take your home off the market during the holidays. And the list of justifications is long. If you are too busy, buyers may be also, and you may find your efforts unrewarded with not enough showings. And what if you do get an offer? You may be faced with the possibility of packing and moving during the busiest time of the year. Besides, you can give your house a rest, and it will have better momentum after the holidays. Better to just pack it in and start fresh in January, right? &lt;/p&gt;&lt;p&gt;But wait! Most top Realtors agree that taking your home off the market during the Christmas season is a mistake. The house surely isn&amp;#39;t going to sell off the market! What is the advantage of that? So you&amp;#39;re busy. Let your Realtor do the work. You can leave in the morning, go to work, go shopping, and let your Realtor take care of things. &lt;/p&gt;&lt;p&gt;The holidays are a wonderful selling period. Why? Because most people take off work sometime during the season. The husband and wife are both off and want to see houses. Most agents like the holidays because the buyers have more time, and they can look at homes together. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Before you take your home off the market, consider the following points:&lt;/strong&gt; &lt;/p&gt;&lt;li&gt;Although buyer activity may appear to slow down, the buyers who are actively looking during the holidays are that much more serious. Agents believe the home market is no more affected at Christmas than during other &amp;quot;busy&amp;quot; periods. If that were so, the market would shut down throughout the year as families concentrate on spring weddings, June graduations, summer vacations, and autumn back-to-school activities. &lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;/li&gt;&lt;li&gt;Many buyers deliberately choose to shop for a home &lt;em&gt;after&lt;/em&gt; the busy spring and summer rush. They know that it will be easier to look, and that negotiations will be less stressful. They may not have children, or they may have grown children, so moving to accommodate the school year isn&amp;#39;t a consideration. Finding the right home at the right price, however, is. &lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;/li&gt;&lt;li&gt;Relocating families often don&amp;#39;t have a choice when they can leave for their new destination. Although 68% of transferring families have children, many families have to transfer during the middle of the school year. These families are that much more motivated to get their families settled in before either the January semester begins, or to arrange for the move during spring break in March. If you sign a contract by New Year&amp;#39;s Eve, the timing couldn&amp;#39;t be more perfect. &lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;/li&gt;&lt;li&gt;At Christmas time, our culture focuses on family and the home. Preparing for the indoor activities of winter is one of the most enjoyable periods of family life. Allowing buyers to view your home during this most hospitable of seasons lets them better picture their own family life in the attractive environment you have created. &lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;/li&gt;&lt;li&gt;When is your home ever more beautiful and inviting? You have cleaned and decorated, and your home looks like a picture postcard. If the results are good enough for family and friends, they will surely be good enough to impress your buyers. Get the family team on board to do a five-minute blitz pick-up every morning to keep holiday messes to a minimum. &lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;/li&gt;&lt;li&gt;With many motivated buyers in the marketplace, you may find you have more showings than you would if you sold your home during a busier time of the year. &lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;/li&gt;&lt;li&gt;If you do get a contract, you can arrange the terms to suit your needs. If moving during the holidays isn&amp;#39;t an option, you can put in the closing date of your choice. Most people can close 30 to 60 days after a contract is written, so there is plenty of time. That&amp;#39;s despite the fact that doing so could help ease the nation&amp;#39;s budget deficit. &lt;/p&gt;&lt;p&gt;Gil Gross host of Real Estate Today Radio reported that, &amp;quot;The survey cut across partisan lines, and even across homeowner status. 76 percent of Republicans and 64 percent of Democrats oppose eliminating the deduction, as do 75 percent of owners and even 55 percent of renters. They all recognize the importance of homeownership to the nation&amp;#39;s economy.&amp;quot;&lt;/p&gt;&lt;p&gt;But why when you hear the horror stories of markets crashing, housing underwater and homeowners facing foreclosure, would you want to buy a home? &lt;/p&gt;&lt;p&gt;The first reason, we just addressed. When you buy a home there are tax advantages. Effectively, homeownership provides an excellent tax shelter. But there are more reasons to trade your rent payment for a mortgage. Buying a home for this tax advantage isn&amp;#39;t how you should look at it. Rather, think of it this way. You need a place to live. Receiving a tax advantage for the place that you choose to live in, is a nice bonus. &lt;/p&gt;&lt;p&gt;When carefully used, a home equity loan (line of credit that allows you to borrow against your home) can be a better way to carry credit. That&amp;#39;s because home equity lines can have lower interest rates and are also deductible whereas typical credit card interest is not. &lt;/p&gt;&lt;p&gt;Owning your own home gives you more freedom and the opportunity to create a living environment exactly how you want it. There&amp;#39;s no consulting with landlords to see if you can do something to the home or who will pay for the change. Of course, that means when you buy a home you should consider what additional changes you plan to make, so that you can appropriately budget. Also, keep in mind that with homeownership come unexpected expenses for repairs and maintenance. While that may sound like a reason not to buy, it shouldn&amp;#39;t be. Think about owning a car. There are maintenance issues and expenses but most people still like to own their own vehicle. &lt;/p&gt;&lt;p&gt;Homeownership provides a sense of stability and security. Instead of wondering when the landlord might decide to sell the home, you are in control of that decision. Additionally, homeownership provides immeasurable values of belonging to a social community. Also, as a homeowner, you&amp;#39;ll have a greater influence on community affairs. Renters, being usually more transient, have less influence on policymakers. &lt;/p&gt;&lt;p&gt;What it comes down to is how long you plan on staying in a particular home and area and what you can afford. Owning your home weds you to a property which some people feel limits them. Even where adjustments are automatic, you still may not be satisfied and will need to appeal the deal. Over valued or over assessed property is perhaps the most common and successful grounds for challenging your tax bill. &lt;br /&gt;&lt;/p&gt;&lt;p&gt;When the economy is faltering and spawning foreclosures, short sales and homeowners otherwise bailing out of homeownership, consider it a red flag -- it&amp;#39;s time to scrutinize your property tax bill.&amp;nbsp; The incidence of incorrectly calculated property tax bills may also warrant a close inspection of your property tax bill or an appeal. Many errors in calculating your property tax bill also stem from clerical mistakes according to the American Homeowners Association (AHA) which, along with the National Taxpayers Union, offers a low-cost kit to help you check our property tax&amp;#39;s accuracy and, if necessary, attempt to lower your levy. Keep in mind some homes retain the same assessed value for years and assessed values often don&amp;#39;t rise or fall in step with market values or home sale prices. &lt;br /&gt;** Value reducers in your home or area, including drainage problems, easements, re-zoning, heavy traffic, nearby railroad tracks, freeways, industry or toxic waste. &lt;br /&gt;** Depreciation factors, including the quality of materials, inefficient heating, structural cracks, deterioration, or chronic defects. &lt;br /&gt;&lt;/p&gt;&lt;p&gt;When you examine your tax records in the local assessor&amp;#39;s or property tax office to make sure the information is complete and accurate also ask yourself:&amp;nbsp; ** Did you buy your home in a bidding war? An overvalued property is an over assessed property. &lt;br /&gt;** Are there errors in your tax records? Look closely at your records and make sure there aren&amp;#39;t reporting errors. A condo listed as a single-family home, square footage that&amp;#39;s off, too many rooms and more can falsely boost assessed value. &lt;br /&gt;** Do the math. Many states put a cap on how much above the market value an assessment can be and how much it can rise each year. &lt;br /&gt;If you need to appeal the assessed value and related property tax, prepare yourself for a time-consuming ordeal.&amp;nbsp; &lt;br /&gt;Typically, you&amp;#39;ll have to find three, five or more comparable homes in your neighborhood that have lower assessments. Obviously, the lower the better. Also, the more comparables, the stronger your case. Truly comparable homes are homes nearly identical to your home&amp;#39;s floor plan, age, lot size, improvements and other factors. &lt;br /&gt;&lt;/p&gt;&lt;p&gt;The information is largely public and available, with some digging, from your tax assessor&amp;#39;s or property tax office, but you can hire a real estate agent or other professional with access to your local multiple listing service.&amp;nbsp; &lt;br /&gt;An appraiser with multiple listing service access can do the same, as well as perform an appraisal of your home. &lt;br /&gt;Approach the appeal objectively, not with an adversarial chip on your shoulder. You only want your due, not to incite the property tax system. &lt;br /&gt;If at first you don&amp;#39;t succeed, be prepared to appeal to a higher authority. &lt;br /&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Need More Info?? Determining where monthly paychecks go can help rein in bad spending habits and create new, fiscally friendly ones. &lt;/p&gt;&lt;p&gt;To start, financial planners suggest you gather a year&amp;#39;s worth of bills and loan payments to create a complete picture of your expenses. Make a list and assign each to a category, such as groceries, utilities, mortgage, auto and entertainment. Be sure to note when your spending increases throughout the year, such as around holidays or annual vacations. &lt;/p&gt;&lt;p&gt;Next, determine fixed and variable expenses. Fixed expenses have little to no change each month, such as mortgage, car payments or cable bills. Variable expenses change monthly-groceries, gas or personal expenses such as morning coffee runs. &lt;/p&gt;&lt;p&gt;Once you&amp;#39;ve sorted your expenses and calculated a monthly average, figure out your monthly income by checking your pay stubs and other sources of revenue. Ideally, your expenses should not be greater than your income. Your ultimate goal is to create a &amp;quot;zero-dollar budget&amp;quot; to see exactly where each dollar of your income goes. The money left over should be put into a savings account or used to pay down credit card debts. &lt;/p&gt;&lt;p&gt;When you&amp;#39;re through with this exercise, look for ways to build an emergency fund. Consider putting aside enough for three to six months&amp;#39; living expenses. The Homebuyers Tax Credit has been extended into the first half of 2010...and it has been expanded to include benefits for current homeowners! &lt;/p&gt;&lt;p&gt;Who Qualifies? First-time homebuyers may be eligible for the tax credit worth 10% of the purchase price of the home, with a maximum available credit of $8,000. &lt;/p&gt;&lt;p&gt;In addition, the program now gives current homeowners an additional reason to move to a new home. This incentive comes in the form of a tax credit of up to $6,500 for qualified purchasers who have owned and occupied a primary residence for a period of five consecutive years during the last eight years. &lt;/p&gt;&lt;p&gt;Eligible Incomes: Single tax filers who earn up to $125,000 are eligible for the total credit amount. Those who earn more can receive a partial credit; however, single filers who earn $145,000 and above are ineligible. &lt;/p&gt;&lt;p&gt;Joint filers who earn up to $225,000 are eligible for the total credit amount.
